Published guides put most roof soft washes at $250-600 per job (HomeGuide), with an average of $461 (Angi, July 2026). Our worked example is a 2,000 sq ft asphalt roof with two people and three hours on site. It costs $312 and quotes at $446 at a 30% margin ($0.22/sq ft). Measure the sloped surface (satellite outline × pitch factor), add for stories, steep pitch and tile, and hold a roof minimum well above your driveway minimum.

Almost every roof cleaning price guide online is written for homeowners, and the one strong page written for pros comes from a company that sells soft wash equipment and chemicals. What follows is the math from your side of the ladder.
What the 2026 Sources Say About Roof Cleaning Prices

The ranges don't agree, and per-square-foot rates don't line up with per-job prices. QuoteIQ's asphalt rate on a 2,000 sq ft roof comes to $600-1,200, above most per-job figures in the same table. The guides don't say whether "roof square feet" means the flat outline or the sloped surface, and that alone can move the number by 5-41%, depending on pitch. So build the price from your costs, then use the table as a sanity check.
Measure the Roof Surface, Not the Footprint
From straight above, a satellite map shows the flat outline of the roof, overhangs included. The surface you spray is bigger because it's tilted, so multiply the outline by the pitch factor:
| Pitch (rise per 12 in) | Pitch factor | 2,000 sq ft outline becomes |
|---|---|---|
| 4/12 | 1.05 | 2,100 sq ft |
| 6/12 | 1.12 | 2,240 sq ft |
| 8/12 | 1.20 | 2,400 sq ft |
| 10/12 | 1.30 | 2,600 sq ft |
| 12/12 | 1.41 | 2,820 sq ft |
Approximate geometry: pitch factor = √(1 + (rise ÷ 12)²). Mixed pitches and dormers change it. Treat it as an estimate and confirm on arrival.
Living square feet won't price a roof either. Take the two example houses from our house wash guide. The 1,800 sq ft ranch with a garage has an outline of about 2,376 sq ft, which is about 2,660 sq ft of roof at 6/12. The 2,400 sq ft two-story has an outline of about 1,776 sq ft, or about 1,990 sq ft of roof, so the bigger house carries 25% less roof.
QuoteIQ's free calculator asks for roof area in square feet and doesn't mention pitch, so give it the sloped number. If trees hide the roofline on the satellite view, ask the customer for a photo, and put "price confirmed on arrival" on the quote.
Price It From Crew Time and Chemicals
Most crews send two people up for a roof, and that doubles the biggest line on the bill. The table is the example the calculator starts with:
| Cost line | How it's worked out | Amount |
|---|---|---|
| Labor | 2 people × (3 hr on site + 0.5 hr drive) × $30 | $210.00 |
| Chemicals | Softwash Technologies puts the mix for 2,000-2,500 sq ft at about $33-65 | $55.00 |
| Fuel and travel | Truck and pump | $12.00 |
| Equipment wear | 3 hr × $5/hr | $15.00 |
| Overhead | Insurance, phone, software, ads ÷ jobs per month | $20.00 |
| Break-even | $312.00 | |
| Price at 30% margin | $312 ÷ 0.70 = $445.71 (2,000 sq ft of roof surface) | $446 |
Example costs. HomeGuide and Angi put roof cleaning at 2-5 hours; Softwash Technologies says 2-3 hours with a two-person crew.
$446 sits inside HomeGuide's $250-600, just under Angi's $461 average, and inside the seller's $400-700 for a 2,000 sq ft shingle roof. That seller also claims margins of 60-80% on roofs, but at our example costs its own $400-700 price works out to 22-55%. A margin claim means little until you know which costs it leaves out, and owner labor is the usual one, which is why the formula on our pricing guide pays you in the labor line first.
Adjust for Stories, Pitch, Material and Access
| Factor | Published adjustment | How to put it in your math |
|---|---|---|
| Each extra story | HomeGuide +$0.10-0.20/sq ft; QuoteIQ ~+30% | Add the time. Example: +1 hr for two people = +$65 cost, +$93 on the price |
| Steep pitch | HomeGuide +$0.15-0.20/sq ft | The pitch factor already adds area. Add time for safety setup and slower spraying |
| Material | QuoteIQ: asphalt $0.30-0.60, metal $0.25-0.50, tile $0.40-0.75 | Time tile and metal roofs separately; give each its own rate on your price sheet |
| Access and plant protection | None published | Add time for pre-wetting beds, covering plants, long hose runs and tight lots |
Adders priced per square foot can mislead. HomeGuide's +$0.10-0.20 per extra story is $200-400 on a 2,000 sq ft roof, which is a lot next to its own $250-600 job range. Price the extra story from the real hours instead and the adder follows the job in either direction.
Your Driveway Minimum Won't Cover a Roof
HomeGuide reports a $150 minimum, while Softwash Technologies says roof minimums run about $550-600 (and $300-400 for soft washing in general). Our model lands between them. The smallest roof visit at the low end of the published 2-5 hours is two people, 2 hours on site and about $30 of chemicals, which makes a $222 break-even, or $317 at a 30% margin. A $150 roof minimum covers less than half of that price, so work out a separate roof minimum from your own small-roof math. The minimum charge guide shows how to set minimums by job type.
Liability When Roof Runoff Reaches the Beds
The mix you spray on a roof runs off through the gutters, then the downspouts, then the beds. That's where the expensive claims come from:
"Unfortunately no before pics, it did go above their roof so a fairly sizable tree."
dcbrock, PressureWashingResource forum, Jun 7, 2024
"it cost me around 5k to replace. Not kidding."
PMG, same thread, Jun 2024
- Before you start, photograph the plants under every downspout, the gutters, and any stains or damage on the roof and siding.
- Write the plant-protection steps (pre-wet, cover, rinse after) into the quote and price the time for them.
- Say what's excluded. A roof wash doesn't brighten the gutter faces, so offer gutter brightening as an option instead of a surprise.
- List pre-existing conditions and get the estimate signed before you start. The damage claims guide shows how to word the clause.
- Check your insurance before your first roof. Ask your agent in writing whether roof work and chemical damage to plants and property are covered, and keep a certificate ready for customers who ask.
If something does die, one veteran says "Don't just give them cash, replace it for them." (Nickski, PressureWashingResource forum, Aug 10, 2023)
Questions Owners Ask
How much should I charge per square foot for roof cleaning?
Published rates run $0.15-0.60 (HomeGuide) and $0.30-0.75 (Fixr; Softwash Technologies for "most operators"). QuoteIQ's calculator splits rates by material at asphalt $0.30-0.60, metal $0.25-0.50 and tile $0.40-0.75. Our cost-based example came to $0.22 per sq ft of sloped surface. Work out your own from crew time and chemicals, then check it against those ranges.
What's a good minimum for roof soft washing?
Higher than your flatwork minimum. In our model, the smallest two-person roof visit costs $222 and prices at $317 at a 30% margin. Softwash Technologies puts roof minimums at about $550-600. HomeGuide's $150 won't cover a two-person crew.
How long does a roof soft wash take?
HomeGuide and Angi say 2-5 hours. Softwash Technologies says 2-3 hours with a two-person crew. Time your own first few roofs and put the real hours into the calculator.
Do I price from the house size or the roof?
The roof. Trace the outline on a satellite map and multiply by the pitch factor (1.12 at 6/12, 1.41 at 12/12). A two-story house can have less roof than a smaller ranch.
