How Much to Charge for a House Wash, by Size and Stories

Price the walls you actually wash, not the floor plan. Here's how to get wash area from a satellite footprint, build tiers by size and stories, and check them against 2026 ranges.

Short answer

Price house washes in tiers by living sq ft and number of stories, build each tier from your hours and costs, and check the result against the market, where Housecall Pro's 2026 guide puts one-story house washes at $250-500 and two-story at $400-800. Beginners miss that a house has more wall than floor. A two-story carries about 40% more wall than a ranch with the same living sq ft, so it needs roughly 30% more on the price.

Most of what you find on house wash pricing comes from forum threads, overseas sites and articles about interior house cleaning. This page is the pro version, from measuring the walls to the clause that protects your check.

Living Square Feet Is Not Wash Area

"A 2,000 square foot floor plan can easily have 3000 or more square feet of surface to be cleaned."

A listing counts interior floor space. You wash the exterior walls, gable ends, the garage (never counted as living space), plus soffits, bump-outs and porches. Quote off the listing number alone and you'll underprice every house with a garage, because those walls never show up in the living square footage.

Estimate Siding Area Step by Step

  1. Trace the outline on a satellite mapHouse plus attached garage. The perimeter is the length of wall you'll walk.
  2. Multiply by wall heightUse about 9 ft of siding per story, foundation to soffit. That makes 18 ft on a two-story.
  3. Add the gable trianglesEach gable = ½ × gable width × rise. On a 6/12 roof, the rise is half the width × 0.5.30 ft gable: rise 15 × 0.5 = 7.5 ft → ½ × 30 × 7.5 = 112.5 sq ft
  4. Don't subtract windowsYou rinse them anyway. Add soffits and porch ceilings if you clean them.

A Ranch and a Two-Story, Worked Out

One-story ranch, 1,800 living sq ftTwo-story, 2,400 living sq ft
Footprint (example)House 60 × 30 ft + garage 24 × 24 ftHouse 40 × 30 ft + one-story garage 24 × 24 ft
Main walls228 linear ft × 9 ft = 2,052 sq ft (perimeter includes the garage)140 linear ft × 18 ft = 2,520 sq ft
GarageIncluded above72 ft × 9 ft = 648, minus 216 sq ft of house wall it hides = +432
Gable ends (6/12)2 × 112.5 = 225 sq ft2 × 112.5 = 225 sq ft
Wash area≈ 2,280 sq ft (27% more than living)≈ 3,180 sq ft (32% more than living)

Example geometry with round numbers, not measurements of real houses. Soffits, porches and bump-outs would add more.

This part changes how you price stories. Take the same 1,800 living sq ft in the same rectangle shape. The ranch (60 × 30 ft) has 180 ft × 9 ft = 1,620 sq ft of wall. Stack that floor area into a two-story (about 42 × 21 ft) and you get 127 ft × 18 ft = 2,291 sq ft, which is 41% more wall for the same living space. Halving the footprint cuts the perimeter by only about 30% while the wall height doubles. That's before ladders or reach come into it.

House Wash Pricing Tiers by Size and Stories

Size bands beat a fresh calculation per house when you quote by phone, and the veterans work that way:

"under 1800 sq ft will be $189. 1800 sq ft to 2400 sq ft is $249 and so on."

CFH, PressureWashingResource forum, Apr 23, 2019

"I will not wash a 4000 sq ft home for the price of a 2000 sq ft home because its double the cost."

Below is an example tier sheet built the same way as our pricing formula. The hours are the part that has to be yours.

Living sq ftOne storyTwo story
Under 1,8002.5 hr → $2283.5 hr → $292
1,800-2,3993 hr → $2604.25 hr → $340
2,400-3,1994 hr → $3245.5 hr → $422
3,200-4,0005 hr → $3897 hr → $517
Over 4,000Measure and quoteMeasure and quote

Example, not market data. Solo, labor $30/hr, 0.5 hr round-trip drive, fuel $12, equipment $5/hr on site, overhead $20, 30% margin. Chemicals $25/$30/$40/$50 for one story. Two-story hours and chemicals = one-story × 1.4 (the extra wall), hours rounded to the quarter hour. Angi puts a 2,000 sq ft home at 2-4 hours (Aug 2026).

A two-story tier comes out about 30% higher than a one-story in the same band ($340 vs $260), purely from the extra wall. If the second story needs a helper or ladder work, add that time on top.

Bigger doesn't mean double. The 3,200-4,000 tier is 1.5× the 1,800-2,399 tier, not 2×, because the drive, fuel and overhead don't double. It still has to go up, which is Diamond_Soft_Wash's point.

The wage is where this sheet is weakest. At $30/hr the two-story tiers under 2,400 sq ft fall below Housecall Pro's $400-800 range, and rerunning the sheet at $50/hr turns the 1,800-2,399 tiers into $360 (one story) and $475 (two story), well inside the published ranges. CFH's 2019 bands ($189, $249) sit close to our $30/hr version, seven years later.

What the Per-Square-Foot Rates Say

Per square foot, QuoteIQ's free calculator prices house washes on "cleanable siding," by material, and adds about 30% for two or more stories ("Height adds ~30% on siding, roofs & gutters"). Here are its ranges applied to our two example houses:

Siding (QuoteIQ rate)Ranch, 2,280 sq ftTwo-story, 3,180 sq ft +30%
Vinyl ($0.12-0.30)$274-684$496-1,240
Brick ($0.15-0.35)$342-798$620-1,447
Stucco ($0.18-0.40)$410-912$744-1,654

Rates from QuoteIQ's pressure washing cost calculator (a software vendor and our affiliate partner), applied by us to the example wash areas above.

The high end of each range is 2.5× the low end, so a per-square-foot rate alone doesn't price the job. Your hours do. Our cost-based tiers ($260 for the ranch, $422 for the two-story) also land under the bottom of even the vinyl range. If your math keeps landing there, look hard at your wage and your hours before you blame the market. Brick and stucco price higher in QuoteIQ's ranges, so give each its own line on your price sheet and time them separately.

Add-Ons That Turn a House Wash Into a Bigger Ticket

Gutters are the first add-on, because a normal wash won't remove the black streaks. Say so up front and sell the fix, with wording like "My housewash will clean your gutters, however, they will not remove the tiger striping (black lines on your gutter)." (Dirtyboy, PressureWashingResource forum, Jun 27, 2022). Housecall Pro lists brightening at $1-3 per linear ft (Jan 2026), and gutter pricing works through the math. A clean-out is the other gutter line, and one owner says he'd "generally earn $120-150 for 15 minutes of work" (squidskc, PressureWashingResource forum, Mar 5, 2019).

Windows need a line on the quote saying whether they get a rinse as part of the wash or a separate clean. Spot-free is a promise, so only make it if you charge for it. The driveway and walks belong on the same visit, with one setup and one drive. Price them per our driveway guide and list them as an option.

Put all of these on the quote as good/better/best options rather than one total, so the customer picks a level instead of asking you for a discount. More in price shoppers and the $99 guys.

The Clause That Protects the Check When Siding Streaks

Streaking oxidized siding, failing window seals, brick efflorescence and plants under the drip line are risks a driveway never brings. When a customer blames you, the cheapest exit is often a refund:

"Giving them the refund as that is the easiest/ cheaper option."

PWinfo, after a streaking complaint, PressureWashingResource forum, Jun 16, 2025

"But not taking a before photo means you're liable since you can't prove you didn't do it."

TexasPressureWashing, PressureWashingResource forum, Oct 13, 2020

Most of this gets settled before you wet anything. Walk the house and photograph oxidation and cracked seals, plus any stained brick, then put a pre-existing-conditions clause on the estimate the customer signs. The damage claims guide covers how to word it and what to photograph, and the pre-job photo checklist is free.

Questions Owners Ask

How much should I charge to wash a 2,000 sq ft house?

In our example tiers, a one-story 2,000 sq ft house is $260 at a $30/hr wage and $360 at $50/hr, both at a 30% margin. A two-story is $340 and $475. Housecall Pro's 2026 ranges are $250-500 (one story) and $400-800 (two story). Angi puts the job at 2-4 hours.

How much more should a two-story house wash cost?

For the same living sq ft, a two-story has about 40% more wall to wash, so in our model it comes out roughly 30% higher on price. QuoteIQ's calculator adds about 30% for height. Add more if the second story needs a helper or ladder work.

Should my tiers use living sq ft or wash area?

Quote on living sq ft, because it's the number customers and listings have. Build the tiers from wash area, but check the outline on a satellite map, since "homeowners rarely know their actual square footage" (BigJake, PressureWashingResource forum, Apr 24, 2019). An attached garage or a big footprint can push a house into the next tier.

Do brick and stucco cost more to wash than vinyl?

Usually. QuoteIQ's calculator rates run $0.12-0.30/sq ft for vinyl, $0.15-0.35 for brick and $0.18-0.40 for stucco. Time a few brick and stucco jobs of your own before you set those tiers. The difference shows up in your hours and chemical use.
