Owners on PressureWashingResource report about 1,050-1,500 sq ft/hr with small rigs (3.5-4 GPM, 15-20-inch surface cleaner), 800-1,200 for an 8 GPM rig with a 19-inch cleaner on dirty concrete, and about 9,000 for a 10 GPM rig with a 24-31.5-inch cleaner on a lightly soiled lot. Angi says a 2,000 sq ft house takes 2-4 hours. All of that is anecdote, so time three of your own jobs and price from your number.

Forum rates are one owner's report on one kind of job. Hulo gives two different lot ranges on the same page. Treat every row as a starting guess, not a benchmark.
Row three is the surprise. In the same 2022 thread, an 8 GPM rig on dirty concrete was no faster than a 3.5 GPM rig on another job, which means dirt matters as much as the machine and someone else's number can't price your job.
Why Your Rate Sets Your Price
Owner A and Owner B have the same costs and the same 1,000 sq ft driveway to quote. A cleans 1,000 sq ft an hour and B cleans 2,000.
| Owner A | Owner B | |
|---|---|---|
| Production rate | 1,000 sq ft/hr | 2,000 sq ft/hr |
| Cleaning time | 1.0 hr | 0.5 hr |
| On site, with 0.5 hr setup and teardown | 1.5 hr | 1.0 hr |
| Break-even | $109.50 | $92.00 |
| Price at a 30% margin | $156 | $131 |
| B's margin if B also charges $156 | n/a | 41% |
Example costs: labor $30/hr, 0.5 hr round-trip drive, $12 fuel, $10 chemicals, $5/hr equipment wear on site, $20 overhead. These are the starting values in our price calculator.
Doubling the rate didn't halve the price, because drive, setup, fuel and overhead don't shrink with square footage. That's why small jobs need a minimum and why per-sq-ft rates drop on big flatwork (see the worked commercial bid). B can undercut A or match A and keep 41%.
To turn your own rate into a per-sq-ft line, divide the hourly cost of cleaning (labor, fuel, wear) by your sq ft per hour, then charge the fixed part of the visit separately.
How to Measure Your Own Rate
Choose three jobs of the kind you quote most, with the soil you see most, so the number describes your normal work.
- Time three typical jobsStart the clock when the surface cleaner starts and stop it after the last pass. Pause it when you stop to move the truck or fix a hose. Log setup, edging and rinse separately.
- Measure the areaUse a tape or a satellite measurement, not the customer's guess.
- Divide total sq ft by total cleaning hoursTotals, not an average of three rates.900 sq ft in 45 min + 1,200 in 75 min + 600 in 30 min = 2,700 sq ft ÷ 2.5 hr = 1,080 sq ft/hr
- Note the soil and the rigKeep a light-soil and a heavy-soil rate. Re-check after any equipment change.
Phone photos carry timestamps, so a shot of the first pass and a shot of the last pass give you the cleaning time on a day you forgot the stopwatch. Setup is fixed for the visit; edging follows the perimeter; cleaning follows the area. That is why each gets its own line when you price.
Once you have the number, turn it into per-sq-ft line items and a minimum, and save them, so every quote runs on the same math instead of a guess made in the driveway.
What Changes the Rate
Flow and cleaner width set the ceiling, and the fast reports all pair 8-10 GPM with 24-inch-plus cleaners. In the table, the 10 GPM rig on a light lot ran about six to eight and a half times faster than the small rigs. A weak spigot at the customer's house can keep a big machine from delivering the GPM on its label.
Soil moves the number next. Gum, oil and heavy growth mean pre-treating and slower passes, and often hot water. The fastest report in the table, a peak of about 13,500, came from a lightly soiled lot.
Beyond Open Flatwork
Steps, edges, furniture and planters make a 600 sq ft patio slower per sq ft than an open driveway, because the surface cleaner keeps turning and the corners get done by hand. A second person on edging and rinse works in parallel, which is how our commercial bid carries that work at zero added hours.
Houses and roofs run on a different clock. Track hours per house size and story, not sq ft per hour, since the time follows siding and rinsing more than the speed of a surface cleaner. Our house wash guide covers sizing.
Check the Estimate Against the Clock
After each job, log estimated versus actual hours side by side. Solo, a notebook and a stopwatch will do, and when the gap runs the same direction a few jobs in a row, change the rate you quote from. QuoteIQ lists job costing on its Pro plan ($199.99/mo) and expense tracking from Beginner ($99.99/mo), per its pricing page in October 2026. That is a lot to pay for job costing alone. It makes sense once you have a helper and want the other Pro features, such as automatic quote follow-ups.
Questions Owners Ask
How many sq ft per hour can a surface cleaner do?
Owners report about 1,050-1,500 sq ft/hr with 3.5-4 GPM rigs and 15-20-inch cleaners, and about 9,000 with a 10 GPM rig on a lightly soiled lot. Heavy soil cuts that sharply, so measure your own.
How long does it take to pressure wash a house?
Angi's homeowner guide says 2-4 hours for a 2,000 sq ft home. Your time depends on stories and siding, and on the size of the crew. Log a few jobs by house size.
How long should a 600-800 sq ft driveway take?
At 1,050-1,500 sq ft/hr, that is roughly 25-45 minutes of surface cleaning, plus setup, edging and rinse. Fixr's guide gives both "about three hours" and about an hour for 600 sq ft, so don't take times from consumer guides.
Does a bigger surface cleaner always go faster?
Only with the flow to drive it. The fast rates owners report all come from 8-10 GPM machines running 24-inch-plus cleaners, not from a wide bar on a small machine.
